Don't think it's that much to pare for mate, possibly a tenner, that way you have a comeback if it proves incorrect!

Ha, thanks mate, but a full check is a bit more than that I think. I really am at my absolute limit here!

But yes, hopefully (very hopefully!) the stars have aligned. I'm going to go viewing at the weekend all being well.

Thanks a lot Ben. It's proper fingers crossed time and there are still a few difficult financial conversations to be had! I'm confident it's doable though. Just.
